A Pass means the projected net short-term income clears 1.5× the landlord's rent - our minimum threshold for a profitable arbitrage or co-host deal. A No-Pass means the math doesn't work; move on.

Where do the comps come from?+

We pull live comps from Airbnb, VRBO and other major short-term rental platforms in a tight radius around your subject address. Then we run a manual comp review on top - filtering by photo and finish quality so you're not compared to a junky basement when you're underwriting a luxury condo.

Why are your comps more accurate than other tools?+

Most software just blends every listing in the area and hands you an average. That's lazy and wrong. If 10 of those comps have a pool and yours doesn't, those 10 shouldn't be in your comp set at all. We score every listing on 25+ factors (beds, baths, sqft, pool, hot tub, view, parking, balcony, workspace, pet policy, etc.) AND we visually compare the photos - furniture quality, staging, finishes, lighting - so your comp set actually matches your property.
